Regular meetings of the Zoning Commission are open to the public and are held the first Tuesday of each month at 7:00 PM in the Training Room of the Bethel-Tate Fire Dept located at 149 N East St Bethel, OH 45106. Public Hearings on changes or amendments to the Zoning Map or Resolution will be scheduled to occur on Regular meeting dates unless not otherwise possible.
Required Public Notices for Zoning Hearings, and Public Notices of Special Meetings shall be posted to the Public Notices page of the Tate Township website. Notification of changes to Regular meeting dates, or cancellation of Regular meetings, due to holidays or other scheduling conflicts shall also be posted to the Public Notices web page, as well as being listed below in the Meeting Records section of this page {jump to the Meeting Records section of this page}.
Overview
The Zoning Commission is a trustee appointed administrative board responsible for updating and maintaining the Zoning Map and Zoning Resolution of Tate Township. The Commission holds Public Hearings on applications received by the Zoning Inspector, or upon the receipt of a resolution from the Board of Trustees, to amend the Zoning Map (also known as “re-zoning”) and/or the text of the Zoning Resolution. Upon receipt of an application, or the resolution of the Board of Trustees, the Zoning Commission must also transmit the requested amendment and all information pertaining to the request to the Clermont County Planning Commission for its review. The Zoning Commission considers the recommendation of the County Planning Commission and other County departments at the Public Hearing.
The Amendment under consideration, the recommendations from the Clermont County Planning Commission and the Tate Township Staff Report, along with public input from the applicant, adjacent property owners, and other interested parties are all heard and considered at the Public Hearing. Once the Public Hearing is concluded, the Zoning Commission makes its own recommendation to the Board of Trustees to either Approve or Deny the proposed Amendment, or Approve with Modifications.
The Zoning Commission may also initiate Zoning Map and Zoning Resolution amendments by itself to produce recommendations to the Board of Trustees, which follow the identical process to other Amendment requests once they are in motion.
All activities of the Zoning Commission that would constitute a change of any kind to the Zoning Resolution and/or Zoning Map must be completed in accordance with the procedures defined in ORC Section 519.12 – Zoning Amendments, and in accordance with ORC 519.05 – Powers and Duties of Zoning Commission, and the Zoning Commission’s Rules and Regulations for the Conduct of Meetings as currently adopted April 4th, 2007.
Members
Regular Members
The Zoning Commission consists of five Regular members who are required by law, ORC Section 519.04, to be residents of the unincorporated area of the township. Members are appointed by the trustees to five year terms, and the terms are arranged such that one member’s term renews each year. Members continue to serve until a successor is appointed and qualified by the Board of Trustees. The Organization of the Zoning Commission is defined in ORC Section 519.04.

Please note, after several years of service to Tate Township, Tiffiany Riddle has decided to resign her seat on the Zoning Commission. She has graciously agreed to continue to serve for a couple months to allow time to identify and appoint a successor. Alternate Members
In addition to the five regular members, two Alternate members may be appointed by the Board of Trustees and have the same qualification requirements as regular members. In the absence of a Regular member, an Alternate member may vote on any matter with the same authority as the absent Regular member.
