As announced last year, Tate Township has been engaged in the process of creating a comprehensive land use plan and updating its zoning code. Certain grant funding was received that enabled the Township to begin this process. The Township’s Zoning Code has not been comprehensively updated in more than twenty years, and so the current Code does not address certain land uses or situations that have arisen as time has passed and technology has developed. Moreover, certain inconsistencies and ambiguities exist in the Code that makes administration and compliance confusing. Additionally, in order to be eligible for certain funding and assistance from the County, a land use plan is required. Although the Township invested in a land use plan approximately thirty years ago, it was never finalized.
The Township engaged the assistance of MDC, a planning consultant, with experience in these two areas. As experts, they helped to define questions to get feedback from the community regarding vision for the future, which could then be used to shape the land use plan and any revisions to the Zoning Code.
A significant amount of time was spent last year on these two tasks. The Township held no less than five public engagements seeking input from residents on the land use plan, including vision for the Township’s future. There were also several online surveys submitted to the public to gather feedback.
Additionally, there were several working group sessions in the fall. These working groups consisted of the members of the Zoning Commission, representative members of the Board of Zoning Appeals, and a representative from the Board of Trustees. These meetings were public meetings and were recorded. The goal was to consider any revisions and updates from each committee that handles zoning within the Township, as well as to consider any feedback offered by members attending the meetings.
Where We Are
- Land Use Plan: All public engagements have been completed towards this goal. While the latest surveys remain live, the initial drafting is in process.
- Zoning Code: The Working Group has reviewed and held open discussions on the various sections of the Zoning Code. The revised Code has been presented to legal for evaluation.
What’s Next?
- Land Use Plan: Once finalized by MDC and the Township, this will be made available to the public.
- Zoning Code: There will be one more Working Group meeting to discuss the code, and any open issues. After that, the revised Code will be published online and otherwise available to the public for comment. Comments will be accepted online, as well as during a public meeting. Then the Working Group will meet again to consider all comments and finalize the Code. All meetings will be open to the public.
Once the Code is finalized, it will follow the statutory path to approval, beginning with presentation to the Clermont County Planning Commission, who will make a recommendation regarding approval. Then, the Zoning Commission will hold a public meeting where it will consider the Code and make a recommendation for approval. Finally, the Board of Trustees will hold a public meeting, consider public comments as well as the recommendations made by the Planning Commission and Zoning Commission, and make a final decision regarding the Code.

Watch your mailbox for a post card with survey links for more community feedback. These surveys are vital to ensure that we have as much community input as possible to aid the consultant with drafting the new Comprehensive Plan.
