LEGAL NOTICE
The TATE TOWNSHIP BOARD OF ZONING APPEALS will hold a PUBLIC HEARING on Tuesday November 18, 2025, at 7:00 PM at the Bethel-Tate Fire Department located at 149 N East St Bethel, OH 45106
The purpose of such a hearing is to consider Zoning Case 1929SB, which involves an application by the Applicant, Linden Avenue, LLC of 1630 Columbus Rd. Unit A Granville, OH 43023 for a VARIANCE from Article IV Section 6.1.C of the Tate Township Zoning Resolution. This Section of the Resolution speaks, in pertinent part, to the required number of parking spaces for a retail business. Applicant requests a variance to have fewer parking spaces than otherwise required by the Zoning Resolution. The Property affected by this variance request is a not yet subdivided portion of Clermont County P.I.N. 323021A017, better known as 3131 S. Bantam Rd. Bethel, OH 45106, and is proposed to be on the corner of S. Bantam Rd. and SR 125 and to consist of approximately 1.40 Acres. The Property is zoned as Commercial “C-3” District and presently owned by Eric White.
Interested parties are invited to attend and voice their opinion regarding this matter. The application and materials to this matter will be available for public review on or after November 7, 2025, at the Tate Township Zoning Department located at 146 N East St Bethel, OH 45106 during normal business hours. The Tate Township Board of Trustees will hold a SPECIAL MEETING at 7:00 PM on Thursday, October 30, 2025 at the Bethel-Tate Fire Department located at 149 N East Street, Bethel, OH 45106. The purpose of the meeting is to discuss the Fire Department Union Contract.

Special Meeting of Zoning Commission 10/21/25 6:30 PM
PUBLIC NOTICE
The Tate Township Zoning Commission will hold a SPECIAL MEETING October 21, 2025 6:30 PM at the Bethel-Tate Fire Department located at 149 N East St Bethel, OH 45106.
The purpose of this SPECIAL MEETING is to host a joint working group session together with representatives from the Board of Trustees and the Board of Zoning Appeals. The joint working group will be reviewing and discussing updated drafts of zoning resolution. These, and future discussions, will be used to aid the Planning & Zoning Consultant, MDC, in continuing to revise drafts of proposed updates to the Tate Township Zoning Resolution. No formal action will be taken at this meeting.
Members of the public are encouraged to attend.

The TATE TOWNSHIP BOARD OF ZONING APPEALS will hold a PUBLIC HEARING on Wednesday September 30, 2025, at 7:00 PM at the Bethel-Tate Fire Department located at 149 N East St Bethel, OH 45106.
The purpose of such a hearing is to consider Zoning Case 1905SB, an application for a CONDITIONAL USE HOME OCCUPATION PERMIT, requested by the Applicant Jeremy Trester owner and resident of 2350 State Route 133 Bethel, OH 45106, Clermont County P.I.N. 323008C026 consisting of 11 Acres in an Agricultural “A” District. The Applicant requests said permit pursuant to Article VI Section 1(B)(10) of the Tate Township Zoning Resolution for the purpose of establishing a licensed automobile dealership operation from an accessory building on his property.
Interested parties are invited to attend and voice their opinion regarding this matter. Special Meeting of Zoning Commission 9/22/25 6:30 PM
The Tate Township Zoning Commission will hold a SPECIAL MEETING September 22, 2025, 6:30 PM at the Bethel-Tate Fire Department located at 149 N East St Bethel, OH 45106.
The purpose of this SPECIAL MEETING is to host a joint working group session together with representatives from the Board of Trustees and the Board of Zoning Appeals. The joint working group will be reviewing and discussing updated drafts of zoning resolution language prepared by McBride Dale Clarion (MDC), the Township’s Planning and Zoning Consultant, related to Agricultural and Residential zoning districts, uses, and issues. These, and future discussions, will be used to aid MDC, in continuing to revise drafts of proposed updates and revisions to the Tate Township Zoning Resolution. No formal action will be taken at this meeting, and none of the language discussed is final.
