LEGAL NOTICE

The TATE TOWNSHIP BOARD OF ZONING APPEALS will hold a PUBLIC HEARING on Tuesday August 19, 2025, at 7:00 PM at the Bethel-Tate Fire Department located at 149 N East St Bethel, OH 45106.

The purpose of such a hearing is to consider an application for a VARIANCE on Zoning Case 1897SB requested by the Applicants Cliff & Tammy Johnson owners and residents of 2151 State Route 133 Bethel, OH 45106, Clermont County P.I.N. 323009C064 consisting of 2.1641 Acres in a Residential “R-1” District. The Applicants request said VARIANCE from Article VI Section 2(D) of the Tate Township Zoning Resolution to permit the installation of an accessory structure consisting of 165 linear feet of 8-foot-high privacy fence along their northern property line extending approximately 125 feet forward of the front yard line of the principal residential structure on the parcel.

Interested parties are invited to attend and voice their opinion regarding this matter. The application and materials to this matter will be available for public review on or after August 8, 2025, at the Tate Township Zoning Department located at 146 N East St Bethel, OH 45106 during normal business hours. Joint Working Group Discussion on Zoning Resolution

During its next regularly scheduled meeting, August 5, 2025, 6:00 PM, the Tate Township Zoning Commission will host a joint working group session together with representatives from the Board of Trustees and the Board of Zoning Appeals at the Bethel-Tate Fire Department located at 149 N East St Bethel, OH 45106.

The joint working group will be discussing certain topics/issues related to Agricultural and Residential uses. These, and future discussions, will be used to aid the Planning & Zoning Consultant, MDC, in forthcoming drafts of proposed updates to the Tate Township Zoning Resolution.

Members of the public are encouraged to attend.

Bethel Mural Ribbon Cutting Ceremony

On Wednesday, July 30,2025, 2:00 PM, in front of the newly completed mural on the Ben Franklin’s building, we will celebrate the ribbon cutting.

Please join us, the Bethel Historical Society & Museum and Ben Franklin’s as we celebrate the ribbon cutting at 2:00pm in front of the vibrant new mural entitled “United in Service”.  The mural reflects Bethel’s proud  heritage of service to our nation and honors the upcoming semiquincentennial of the United States. This is as our entire country prepares for the 250th anniversary of the signing of thr Declaration of Independence on 7/4/2026,

Local musician Peyton Foster will be performing the National Anthem

 The event will take place at 2:00pm on July 30th at the Bethel Historical Society & Museum and is open to the public. Nearby parking is available at the Community Center Park across the street from the museum. Celebrate art, community, and local pride- see you there!

Notice is hereby given that the TATE TOWNSHIP BOARD OF TRUSTEES will hold a PUBLIC HEARING on Zoning Case 1876SB, initiated by Resolution 2025-527 of the Board of Trustees of Tate Township, to HEAR PUBLIC INPUT, and to CONSIDER the RECOMMENDATIONS of the TATE TOWNSHIP ZONING COMMISSION and the CLERMONT COUNTY PLANNING COMMISSION, on the Zoning Text Amendment to the Tate Township Zoning Resolution to ADD A DEFINITION for “Office Use” to Article III and to ADD “Office Use” as a PERMITTED USE under Article VI Section 5. Commercial “C-1” District.

The TATE TOWNSHIP BOARD OF ZONING APPEALS will hold a PUBLIC HEARING on Tuesday July 15, 2025, at 7:00 PM at the Bethel-Tate Fire Department located at 149 N East St Bethel, OH 45106.

The purpose of such a hearing is to consider an application for a CONDITIONAL USE HOME OCCUPATION PERMIT on Zoning Case 1882SB requested by the Applicant Brian Kirchmer owner and resident of 1950 Antioch Rd Hamersville, OH 45130, Clermont County P.I.N. 323005G067 consisting of 6.702 Acres in an Agricultural “A” District. The Applicant requests said Conditional Use Home Occupation permit for the purpose of operating a Custom Furniture and Woodworking Shop from an Accessory Building in accordance with Article VI Section 1(B)(10) of the Tate Township Zoning Resolution.

Marshalling Yard Holiday Schedule 2025

Marshalling Yard Holiday Dates– Because of the July 4th holiday, the Marshalling Yard will not be open to accept material (tree and limbs) drop offs on Friday, 7/4/25.  They will not be open on Saturday, 7/5/27 for Tate residents to pick up mulch.  Normally, mulch is available to residents of Tate Township on the 1st Saturday of every month.  Since this is the July 4th weekend, the free mulch pick-up will be moved to the following week, Saturday, July 12th.

Marshalling Yard Information-   The wood disposal yard located at 2896 State Route 232 in Bethel is open Monday through Friday from 8 a.m. until 4:30 p.m. Wood chips are available for residents from 9 a.m. – 1 p.m. on the first Saturday of every month.

Special Meeting of Trustees & Zoning Boards 7/1/25 6:30 PM

The Tate Township Trustees will hold a joint Special Meeting together with the Zoning Commission and the Board of Zoning Appeals at 6:30 PM on Tuesday, July 1, 2025 at the Bethel-Tate Fire Department located at 149 N East St Bethel, OH 45106.

The purpose of this joint working group meeting is to view and discuss the feedback received from the recent public engagement events focused on the Comprehensive Land Use Plan , and to discuss the Zoning Resolution modifications and examine portions of the draft updates the planning consultant has assembled. Members of the public are encouraged to attend.

Notice is hereby given that the TATE TOWNSHIP BOARD OF TRUSTEES will hold a PUBLIC HEARING on Zoning Case 1847SB, initiated by resolution 2025-0408 of the Board of Trustees of Tate Township, to HEAR PUBLIC INPUT, and to CONSIDER the RECOMMENDATIONS of the TATE TOWNSHIP ZONING COMMISSION and the CLERMONT COUNTY PLANNING COMMISSION, on the Zoning Map Amendment to REZONE three parcels from Commercial “C-1” to Agricultural “A”.
