LEGAL NOTICE
The TATE TOWNSHIP BOARD OF ZONING APPEALS will hold a PUBLIC HEARING on Tuesday November 18, 2025, at 7:00 PM at the Bethel-Tate Fire Department located at 149 N East St Bethel, OH 45106
The purpose of such a hearing is to consider Zoning Case 1929SB, which involves an application by the Applicant, Linden Avenue, LLC of 1630 Columbus Rd. Unit A Granville, OH 43023 for a VARIANCE from Article IV Section 6.1.C of the Tate Township Zoning Resolution. This Section of the Resolution speaks, in pertinent part, to the required number of parking spaces for a retail business. Applicant requests a variance to have fewer parking spaces than otherwise required by the Zoning Resolution. The Property affected by this variance request is a not yet subdivided portion of Clermont County P.I.N. 323021A017, better known as 3131 S. Bantam Rd. Bethel, OH 45106, and is proposed to be on the corner of S. Bantam Rd. and SR 125 and to consist of approximately 1.40 Acres. The Property is zoned as Commercial “C-3” District and presently owned by Eric White.
Interested parties are invited to attend and voice their opinion regarding this matter. The application and materials to this matter will be available for public review on or after November 7, 2025, at the Tate Township Zoning Department located at 146 N East St Bethel, OH 45106 during normal business hours.
